Renovating an existing home is a harder job than building a new one, and anyone who tells you otherwise hasn't opened up enough old walls.

In a new build, you control every layer. In a renovation, you inherit thirty years of somebody else's decisions — undersized wiring, galvanised pipes narrowed to a trickle, a terrace patched four times, a sunken slab leaking into the room below for a decade. The job is to find all of that before you commit to a number, not after — so our process starts with a proper opening-up survey rather than a walkthrough and a guess.

What a full renovation with us covers

Structural assessment and repair

We check the RCC members for spalling, corroded reinforcement and cracking before anything else is planned. Older Bangalore homes commonly need column and beam jacketing or slab repair, and it makes no sense to lay new flooring over a structure you haven’t looked at.

Layout changes

Opening up kitchens into dining spaces, combining bedrooms, adding a bathroom, extending into a setback or adding a floor. Anything that touches load paths goes through a structural engineer — we don’t remove walls on site judgement.

Complete rewiring

Most homes over twenty years old were wired for a fraction of today’s load. We rewire fully in concealed conduit with new distribution boards, MCBs and earthing, with the point layout agreed with you first.

Complete replumbing

Old GI lines come out, CPVC goes in. Drainage lines are re-run in PVC. This is invasive work and it is much cheaper to do while the walls are already open than to come back to it in three years.

Waterproofing

Terrace, bathrooms, sunken slabs and any wall showing damp ingress. On renovations this is usually the reason the client called in the first place, and we treat it as its own scope item rather than a side task.

Flooring, tiling, doors, windows and painting

Same specification standard as our new builds — vitrified and anti-skid tiling, engineered and WPC doors, uPVC windows and premium paints.

Interiors

Modular kitchen, wardrobes, storage, false ceiling, lighting and fitted furniture, planned around how you actually use the house.

How we sequence it

Full house renovations generally need the home vacated. Being honest about that upfront saves everyone a bad month. Where the work is limited to one floor or one zone, we can phase it so you stay in the house — we'll tell you at the site visit which of the two your project is.

Typical full renovations run three to six months depending on how much structural and MEP work is uncovered. Apartment interiors within a Bangalore society also depend on association working-hour and lift-usage rules, which we handle and factor into the schedule.

The one thing we'd ask you to check in any renovation quote

Ask whether the quote includes the things nobody photographs: rewiring, replumbing, waterproofing and structural repair. A renovation quote that is mostly finishes and furniture will always look cheaper, and will always cost more by the end. Ours separates these out so you can see exactly what you're buying.
